NOTICE 1 : I no longer accept inspections for Toll Brothers Homes that are in the new construction or warranty stage due to concerns over potential Inspector liability . I still offer inspections and expert consulting, but only for those clients involved in legal proceedings.
NOTICE 2 : If you are building with Taylor Morrison, be advised you will be given a document by them that requires the inspector you hire to produce insurance coverage that is well in excess of anything required by the State of Texas Real Estate Commission or Texas Department of Agriculture that license inspectors. You will find that only a very small number of Inspectors will carry the coverage required by Taylor Morrison and those will certainly be the most unqualified for the job you are needing. Simply refuse to agree to these terms or select another builder if you want to have control over hiring your own independent inspector.
Frame Group
The Frame Group is an inspection of the four main systems of the house. (Framing, Electrical, Plumbing, HVAC)
This inspection is performed prior to covering with insulation !!
All inspections are inspected under International Residential Code 2006 and NEC 2005
Final Building Inspection
The inspection I perform is a hybrid inspection that offers a full performance based inspection on the systems with the home in addition to a final check for code compliance.
I also provide clients discretionary comments and guidance on cosmetic issues that may be non-compliant with industry and accepted levels of workmanship.
